Are you planning to put your house on the market soon? Would you like to get an idea on what you need to fix in your home, so you don't have any surprises? A Pre-Listing inspection lets you get an idea of any concerns that might compromise the sale of the home.
New Construction Inspection
A new construction inspection is ideal for home buyers who are purchasing a newly constructed home and would like a third party to inspect the home before move-in. This gives the buyer the chance to catch issues before they move-in and the peace of mind knowing that their new home was constructed correctly without defects in materials, workmanship or safety hazards.
Buying a new home is an exciting time, but can also be extremely stressful. An inspection of your potential new home will give you a detailed assessment of your home's visible and readily available components. We will provide a list of defects and needed repairs and will make you aware of any safety issues. Having a detailed inspection will insure you get the best value for your new home or increase the likelihood of a smooth and successful negotiation.
11 Month Warranty Inspection
One of the good things about buying a brand new home is that most come with a 1 year builders warranty. It is recommended that you have an inspection at 11 months. That way if you have any issues with your new home, you are able to identify them and get them fixed before your warranty is up. The 11 Month Warranty Inspection is the same detailed inspection and report that you get when purchasing a home. Nothing is skipped. If you hired us to do your home inspection at purchase, your warranty inspection will be $100.00 off the original inspection price.
The EPA recommends that EVERY home be tested for Radon. Radioactivity below the soil is a natural event always occurring in our earth's crust. All types of houses can have radon problems: old homes, new homes, drafty homes, insulated homes, homes with basements and homes without basements. Radon is a naturally-occurring radioactive gas that can cause lung cancer. Radon gas is inert, colorless and odorless. Nearly one out of every 15 homes has a radon level the EPA considers to be elevated—4 pCi/L or greater. Trailhead Home Inspections uses equipment approved by NRPP for testing equipment and reports are generally delivered to the client within 1-2 hours of the test completion. Get your home tested today!
Pool and Spa Inspection
We inspect new and existing pools and spas. This is a non-invasive visual inspection. The Inspector will evaluate the pool and /or spa, its current condition and all accessible components. After the pool inspection, we will present you with a comprehensive inspection report. Our pool / spa inspection report includes deficiency findings and our recommendations for the following items:
